The headline plates.
Twenty floors of 1.2L sq ft floor plate, the city's largest. 4.1m floor-to-ceiling heights, refuge floors on alternating storeys, and a dedicated sky-rise lift bank.
SAS iTower rises 171 metres above Nanakramguda, standing between HITEC City and the Financial District, at the point where Hyderabad's two commercial centres meet. By floor area, it is the largest skyscraper in the world, built as a single address for the city's biggest occupiers rather than a collection of smaller ones.
The 1.2 lakh sq ft floor plate is sized to match: full-floor BFSI tenants, Global Capability Centres, and Indian corporates all fit on one level without splitting it. Aedas designed the tower; Meinhardt engineered it. Targeting LEED Gold and WELL Silver certification.

Master Plan
Four structures, four roles. Block A1 carries the headline 1.2 lakh sq ft plate across 37 floors of Grade-A office. Block A2 pairs office floors with on-site amenities, including a dedicated wellness deck on Floor 7. Tower B is held for Phase 2. The retail podium runs independently, with its own entry and exit, and is home to The Address.

The Address is SAS Infra's curated retail brand. The first location opens at SAS iTower, occupying the development's first seven storeys, with its own entry and exit separate from the office lobby. Fine dining, retail, and a nine-screen multiplex run across those levels, positioned to draw on the dense residential catchment already surrounding the site.
Further locations across Hyderabad are in development.
Over 15,000 premium apartments sit within walking distance. Another 18,000+ units fall within a 3 km radius. The Address is not trying to pull footfall from across the city. The spending power is already at the doorstep. The retail mix is built around that reality.
Premium restaurants, multi-cuisine food courts, cafes, and sky-level dining.
Nine-screen multiplex, gaming and entertainment zones, kids' play area.
In-line stores, luxury anchor tenants, wide-open promenades, and coffee shops.
Seven minutes to the Financial District. Fifteen to HITEC City.
